Landlords and rental property including Houses of Multiple occupancy (HMO) a valid EPC is required however Government legislation requires rental property to pass a minimum energy efficiency standard (MEES) of an (E) rating or better. A valid EPC is required for these transactions to be completed when selling and includes transferring a property from a pension fund or passing property to your relatives etc.

To conduct a standard residential EPC our qualified assessors require to attend the property. The assessor will access all rooms to measure including loft insulation and is considered a non-intrusive assessment of your home. Our Assessor will be recording information such as lighting, heating, glazing, insulation and bathroom shower designs in order to generate an accurate reflection of the properties energy consumption and Carbon footprint. Owners will also benefit from a better rating if they can provide documented evidence of any energy saving work such as cavity wall insulation at the time our assessor attends to property.
